The site falls within the Newquay Growth Area, as identified in the Cornwall Local Plan, and is considered to represent a well-integrated and sustainable addition to the nearby Nansledan community. The development proposals for the site have been subject to pre-application advice over several meetings with planning officers at Cornwall Council, input from their Design Review Panel and a local community consultation event.
The proposed scheme seeks to provide a mix of 1,2,3 and 4 bedroom dwellings including a policy compliant 30% on-site provision of affordable homes, with a large amount of publicly accessible open space and provision of footpath and cycle connections to the wider neighbourhood.
